There are 3 options for pipe replacement in use as of 2023:

  1. Excavate through the floor of the property to reach the old pipes to replace them

    • this is a very old-school method
    • it destroys the original tile; marble; travertine floor surface, for which no replacements will be available after say 50 years
    • all the furniture and tenants have to be moved out for about 2 months since excavation makes a huge mess and the plumbing cannot be used
    • since the excavation usually goes under kitchen and bathroom cabinets, a lot of remodeling has to be done
    • pipe replacement requires permits and inspections
    • for a 2,000-square-foot house, this typically costs $50,000-$70,000
  2. Excavate under the house by digging tunnels (see this frightening case study!)

    • in South Florida the soil is not regular soft soil, it is “corral rock”, small white rocks made of corral, which cannot be excavated by hand. Heavy machinery has to be deployed, which can unsettle the foundations
    • when the soil is returned into the tunnels, it cannot be compacted correctly, which leaves voids under the slab which can crack later
    • it takes 2-4 weeks, plumbing cannot be used
  3. Trenchless Pipe Lining

    • no excavation
    • installation takes place from the roof access pipes (“vent stacks”)
    • tenants can stay in the property and use the plumbing all the time, except for 3-4 hours during the middle of the day
    • the whole job is done in 3-4 days

Both have a minimum engineered life of 50 years. Our warranty is 50 years to match the engineered life. When we’re done, we make a video recording of all the light pipes. We upload them online and send you one email with your 50-year transferable warranty, which means it can go to somebody else who buys the home in the future. You also receive the videos in that email, and you’ll receive a payment for the invoice. It takes about four days to do. That’s it.
